A Kansas hunting land lease that we successfully negotiated consisting of the ideal pheasant winter time holding or loafing habitat of tall prairie grass along side a row crop field with both running a mile deep and a 1/2 mile wide making it a half section or 320 acres. We leased the grass field and not the crop field although we will benefit from both. The tall prairie grass field has additional value that we look for when selecting CRP acreage beyond that of its placement along side grain fields and in the right region of the state. Those additional characteristics include what year of CRP planting it is, is there a drainage or two that supplies additional water to the grassland and the type of grass planted. In each case not all characteristics are equal and all contribute toward our leasing any grass acreage and if so what we are willing to pay per acre. The evaluation of each of these considerations resulted from a great many years of hunting tall grass and observing where and what type of grass pheasants will be attracted to and what they will avoid.
An interior view of the same property. For the experienced eye it will be evident we paid somewhat less for this acreage than we would for more prime grasslands. This land is in the very best location within the pheasant hunting region in Kansas and while not the very best grasslands it certainly had plenty of cover and with the surrounding crop field shown above and on another boundary it will hold plenty of pheasants for season long hunting.
